Ten Reasons Why an Auction is the Best Way to Sell Your Mobile Home

I have been selling Manufactured Homes (MHs) since 1975. The homes I sold were mostly new and were sold from dealerships. Since then thousands of MHs have been sold by dealers across the nation. That is a good thing for them, the problem, as I have come to know, is the resell of those homes by the homeowners.

There is no formal platform for the reselling MHs. There are a few “MH Brokers” around, but they are limited in my state to selling only a few homes annually, unless they are a licensed MH Dealer. When a MH is sold with land, a Realtor can list the MHs with the land, but as a Realtor, my experience is that most Realtors are uninformed about the MH industry and often consider their homes second rate. Consequently, MHs are an underserved housing segment and the selling in most cases is up to the homeowner, especially if it is home only with no land.

    • Traditional selling processes depends on buyers to show interest, to view your property, and to make an offer.
    • We control the home showing process using an Open House auction style which eliminates the hassle of showings.
      • If showings are permitted by Realtors, we use a professional service to schedule them.
      • We do Virtual Tours for those that are out of the area.
  3. Auctions Bring True Market value
    • At an auction, the fair market value of a property is established by the bidders and increases from there with competitive bidding.
    • Competitive Bidding is a key ingredient of an auction’s success.
  4. Auctions are transparent with bidding
    • At an auction, the seller and buyer (bidder) both know where the price is.
    • The stress of price negotiation and multiple offers is eliminated by auctioning.
  5. Auction price is not final
    • The property is sold with a “Reserve Price” that sets the minimum acceptable selling price.
    • If the Reserve Price is not met, a seller is not obligated to accept a lower price for the property.
  6. Auctions do not have “Buyer Conditions”
    • At an auction, all terms and conditions are determined in advance by the Seller.
    • Auctioned properties are sold, “as-is”, without the risk of traditional sales falling through, due to inspections, financing, or other contingencies.
  7. Auctioneers only represent the SELLER
    • Auctioneering laws do not permit Dual Agency (the Broker represents the buyer and seller).
    • There is no potential for a conflict of interest.
  8. Auctions do not charge commission to the Seller
    • With an auction there are no commissions for the Seller to pay as the buyer is charged a, “Buyer’s Premium.” over and above the final sale price of the property.
    • Seller may be responsible for other cost associated with the auction, such as additional auction services that are contracted for.
  9. The Auction Method of Selling MHs with land is the best of both worlds.
    • We are online, yet we are still “hands-on,” giving the Seller, “The Best of Both Worlds,” online and onsite.
    • The local Auctioneer who is also a Realtor, and who knows MHs assures the MH owner of the best outcome.
  10. Auctions allow the Seller to sell other personal property
    • This is especially helpful when the Seller needs to downsize, as may be the case in an estate
    • Other personal property such as vehicles, boats, tools, almost anything can be listed for auction online along with the home.
